Financial Stability
Westlake has one of the lowest monthly homeowner fees in New Jersey. Our monthly HOA fee is $260, which includes access to the upkeep of all common spaces, homeowners’ lawn care (mowing and fertilizing), snow and leaf removal, and spring and fall clean ups. And, thanks to excellent planning by our Board of Trustees and Finance Committee, we have a very healthy Capital Reserve to ensure the continued maintenance and upgrading of our community.
The Clubhouse
Our 33,000 square foot Clubhouse has recently been updated, and continuously undergoes upgrades and refurbishments. It includes a heated indoor pool, fitness center and aerobics room, a private gourmet restaurant, and The Masters Pub, for a quick drink and light fare. Our Ballroom is state of the art, where we host Broadway-caliber entertainment year-round. Our game rooms are busy every night, with tables full of Mah Jongg and card players, and there are meeting rooms that host close to 50 diverse clubs for everyone’s interest and enjoyment.
Our private golf course is a full-sized, 18-hole, 6300-yard, par-71 experience, which was designed by Arthur Hills. To improve playability, we recently updated all the bunkers and we are currently updating our irrigation system. It’s truly a hidden treasure and the star of the Westlake community. We have golf packages to fit everyone’s needs. If you’re retired and want to play 4-5 times a week, or if you are still working, we have very affordable membership options designed for you. You can have your own golf cart and drive right to the course, or we have new carts that you can rent. We’re Not Just Golf
We have so many activities at Westlake for your enjoyment – our Tennis Club, the very popular Bocce Club, year-round swimming in two heated pools, walking trails, exercise clubs, onsite fitness center – are we tiring you out? Perhaps you might just like to sit on our Lakeside Café patio and enjoy a light snack while viewing the beautiful landscape, or you might take one of our excursions to New York City to see a show, or did we mention we are just a little over an hour from Atlantic City? Our concierge arranges bus tours there for a show, dinner, and for trying your luck at the gaming tables.
Outdoor Pool
Our heated pool is open from Memorial Day through the end of September with extended hours that accommodate your guests and our residents who are still working. With plenty of sun, shaded areas, and comfortable chairs, there is something to please everyone’s needs.
Indoor Pool
The heated indoor pool is open year-round. You can take an aquacise class, swim laps, or just use the indoor pool for exercise on your own. Following an invigorating swim, you can relax in the whirlpool adjacent to the pool and then change clothes in our newly renovated locker rooms.

Close your eyes for a moment and picture yourself and your friends at The Grille’s Patio Garden Room, which gives diners a spectacular view of our beautiful Arthur Hills golf course…. and for that moment, you can’t make up your mind if you want to sit and enjoy the restaurant or play some golf, but not to worry; you can do both.
Our new addition to the Clubhouse, The Masters Pub, has integrated four large screen TVs, premium liquors, wines, beers, and a light food menu at very reasonable prices. The Master’s Pub has been a success from the day it was launched! It’s open 5 days a week for you to enjoy a quick snack and cocktails with your friends within a two-minute drive from your front door.
The Lakeview Café, overlooking the golf course, is conveniently located on the patio adjacent to our pool areas and overlooking the golf course. Golf members and residents of Westlake get to experience the great “made to order” breakfast fare and freshly brewed coffee in the morning, and on the turn, a cold beer and oversized hot dog to give them energy for their second nine holes.
